Photo Credit: RedditA California buyer who purchased a new-build condo and was told it was ready for an electric vehicle charger raised concerns on Reddit after realizing the electrical panel might require a costly upgrade before a hardwired Level 2 charger could be added. The buyer said the builder had pointed to an empty junction box below the panel as the future charger location. Here's what to know"My fear is that my panel would need to be upgraded to achieve this and not as simple or cheap as they made it seem," they said in a post on Reddit's r/AskElectricians.Photo Credit: RedditAn EV specialist in the thread said the answer depended on two things: the breaker arrangement and service capacity."There are two questions. Enough breaker spaces — you are fine," they wrote. "... If this is a 200A main breaker, you are fine. If this is 100A, you will need dynamic load management with a hardwired wall unit."More background"EV-ready" can mean very different things. An empty junction box may help, but it does not mean a charger can be installed without additional equipment or design work.A Level 2 charger can typically recharge an EV overnight, making day-to-day driving more convenient and reducing reliance on slow standard outlets or pricey public fast chargers. The thread also discussed a modest hardwired setup at 208 volts and 24 amps as sufficient for most people.Depending on local electricity and gas prices, charging at home can cost noticeably less per mile than fueling a gas vehicle while helping drivers avoid frequent public charging stops and the unpredictability of gas prices. What can be done?Commenters advised finding the panel's model number and the size of the main breaker, ideally with a qualified electrician. They noted that the stickers inside the panel determine whether tandem or quad breakers are permitted. From there, an electrician can perform a load calculation and determine whether a hardwired Level 2 charger can be added safely, whether load management is necessary, and whether a more extensive upgrade would be required. For some owners, there may be a middle ground that avoids a major overhaul. A low-amperage hardwired charger can still meet most commuting needs, especially for people who charge overnight and do not need the fastest possible charge every day.Electrical work in condos may also require coordination and should be handled by qualified professionals.Where can I learn more? For condo owners trying to sort out EV charging, the details often come down to building rules, wiring limits, and what kind of installation is possible.• A condo owner challenged a mandatory EV policy after their HOA imposed new charging rules.• SWTCH rolled out apartment-complex charging software to ease power constraints for property owners.• Home energy experts warn that DIY charger mistakes can drive up costs and delays.• Prospective EV buyers say apartment charging access is getting harder as free plugs disappear.Get TCD's free newsletters for easy tips, smart advice, and a chance to earn $5,000 toward home upgrades.
